A winning New Jersey offer, step by step

In New Jersey your offer is the contract itself. Most people finish these three steps in one evening, then Ian takes it from there.

Fill out your NJ offer contract

New Jersey offers are written on the real sales contract, NJ REALTORS Form 118. This page walks you through every blank in plain English: point at the i next to any field to see what goes there and why it matters, and pin the notes you want to keep on screen. Standard defaults are already filled in, the clause library has approved wording for common asks, and the finished contract builds itself as you type. When you’re done, click Share with Ian. He gets the PDF, an Excel copy and a private link.

It also works out your total cash (deposits plus the balance due at closing), the number you’ll show proof of in Step 3.

After everyone signs: New Jersey gives both sides a 3 business day attorney review. Your attorney can approve the contract, ask for changes, or cancel it. Deposits, inspections and every deadline in the contract count from the end of attorney review.

Get your pre-approval letter

You only need this if you’re financing the purchase. Paying all cash? You can skip straight to Step 3.

A financing pre-approval letter shows the seller that you can get the loan. Here’s how it works:

  • Using one of Ian’s preferred lenders? Let Ian make the introduction. He’ll set the stage and share the context up front, so you don’t have to explain everything yourself. You can also reach out to them directly: click a lender below to see their phone and email.
  • Already have a lender? Make sure they’re licensed to lend in New Jersey, then set up a discovery call.
  • If the lender has an onboarding form, fill it out before your discovery call. They’ll come to the call already knowing your numbers, which makes it a much more productive conversation.

These are Ian’s preferred lenders for New Jersey. Each one is a trusted partner of Signature Realty NJ and knows New Jersey financing.

The mortgage amount on your pre-approval should match the Mortgage line in your contract, and the loan type (Conventional, FHA, VA) should match too. Rather use your own lender? Just let Ian know.

Email Ian a statement showing your funds

Send a recent bank or brokerage statement as a PDF showing you have the money for your deposits and the balance due at closing. Paying all cash? It should cover the full purchase price. Not sure what that comes to? Go back to Step 1: the contract page shows your total cash from you.
